Overview: 

The Group's action plan has, since the very beginning, been based on the belief that it should remain true to the dynamics of the real and traditional economy disapproving of any investment choices based on forms of creative, speculative or bizarre finance.

Over the years our organization has grown and consolidated itself, achieving a strong specialization in the real estate investment fund sector, the financial instrument which is "par excellence" capable of combining the expertise we have built up in the finance sector with that acquired in real estate in Italy and abroad.

Funds of this type are the best product that we have identified for raising equity considering the nature of our principal investors: institutional organizations and pension funds. They commit us to a great moral responsibility as we are aware that the income deriving from our products will contribute to guarantee workers' pensions.

Stable and long-lasting returns combined with limited levels of risk and medium-long term investment horizons are the essential measures of performance guiding the funds promoted by the Group. Based on these qualities Sorgente's funds have been effectively preferred in Italy by social security Entities, insurance Companies, Endowments and Trusts, Banks and professional Associations.

The strategy of maintaining a presence using distinct management companies within principal fundraising markets (Italy, USA, Luxembourg, Switzerland) demonstrates the Group's attention towards fund shareholders by creating a range of products which guarantee absolute transparency, clear linearity of the investment vehicles, tax efficiency as well as the supervision of the relevant regulatory bodies in each country.

Sorgente Group has always made its investment choices based on careful research and selection of the properties themselves and on a diversification of geographic location and designated use, in the certainty that an investment in a unique and irreproducible object is the nucleus upon which to build a solid and concrete financial structure.

For this reason the buildings we seek for our funds are those known as "trophy buildings", with indisputable historical and architectural value, which represent icons of the particular setting and city where they stand, destined to increase their value over time and to conserve it in times of difficulty. Through our work, therefore, an investor whether institutional or private can feel proud to access the ownership of a part of a prestigious and highly significant building.

We have never believed in trading for its own sake and for this reason the funds we promote and manage make minimal use of financial leverage (50/60%), concentrating on the conservation, requalification and renovation of buildings to keep them rented as offices or for commercial use, to tenants of high standing.

This strategy makes it possible to rely on a dual revenue stream for the fund which thus enjoys both an increase in value of the suitably restored asset and the security of a long term rental income.
History: 

The Sorgente Group began operations in the real estate fund sector in Italy with the establishment of Sorgente SGR in 1999, one year after the introduction of the legislation that consolidated the sector.

In the early years, between 2000 and 2006, Sorgente SGR launched 3 Italian real estate funds. As of the end of 2010 Sorgente SGR's managed and promoted funds stand at 19.

The Group's international focus, which initially involved real estate investment activities in the United States in particular, was consolidated in 2007 with the establishment of a investment management company in Luxembourg, Main Source S.A.

Over the last three years an additional 9 Italian registered real estate funds have been established as well as 2 registered in Luxembourg.

In 2010 the Italian registered Michelangelo Fund was liquidated at maturity with an internal rate of return of 8.5%.
