Overview: 

Somera Capital Management is a boutique real estate investment firm that was founded in 1994 to acquire and manage value-added real estate investments on behalf of its principals and third party investors. Somera invests in properties that are well-located with sound physical and economic fundamentals, properties that have the ability to generate attractive levels of distributable cash, and properties to which Somera can add value by executing recapitalization or repositioning strategies.

Since 2003, Somera, its principals, and affiliates have invested and managed assets primarily for a series of closed-end real estate private equity funds with capital committed by institutions, investment managers, family offices and high net worth investors. Prior to 2003, Somera invested capital on behalf of its investors through a series of individual real estate limited partnerships.As of September 2010, Somera has acquired a diversified portfolio consisting of 71 properties with an original cost basis of almost $1.9 billion dollars. Somera has a consistent history of making successful real estate investments using a value-added strategy, and will continue to build its real estate investment portfolio through a series of closed end private investment funds. Somera’s management team members have significant experience in real estate acquisitions, financing, dispositions, and asset and property management. Collectively, the firm’s senior professionals have an average of 20 years of experience in the real estate industry.

Our Philosophy

Somera’s investment objective is to preserve capital, produce attractive quarterly cash-on-cash yields, and create long-term value for our investors by executing repositioning, redevelopment and recapitalization strategies. We focus on acquiring fundamentally sound properties in strong locations within submarkets with favorable attributes. A portion of our investors’ return on investment is achieved through the use of moderate leverage, which has ranged between 50% and 75% of the value of an investment.

Somera believes that the inefficient nature of real estate markets provides attractive buying opportunities, and that the key to success is the ability to access opportunities in local markets and manage the value creation process through a successful realization event. We have significant experience managing relationships with local real estate operators who are positioned to identify mispriced assets and value enhancement opportunities and with whom we execute repositioning and recapitalization strategies to add value to our investments.
