Abercrombie Investment Corp.

Overview:

Abercrombie Investment Corp. specializes in investing in real estate foreclosures offered for bid by the Department of VA in Las Vegas, Nevada. Abercrombie assists investors completely from locating property, financial analysis, bidding, maintenance/fix-up, to property management (lease, lease options or even contracts of sale).

The VA offers property for sale on a sealed bid basis in which all potential buyers must submit their bids at a designated place and time. All bids must be submitted through an authorized broker of the VA and all paperwork on official VA forms. The VA also will provide 90% financing to the highest bidder. These are VA loans (you do not have to be a veteran) 10% down, low document qualifying, and fully assumable.

Abercrombie in cooperation with a Nevada broker handles all of the paperwork for you. All you have to do is complete a two page loan application, tell us which property you want to bid on and the amount of your bid. Abercrombie even helps you with those decisions.

Every two weeks Abercrombie e-mails out to its investors an easy to read list of properties available to bid on. The list gives you all the information you'll need to analyze the properties on a financial basis.

A video of each property is made available to all investors for viewing. Many investors bid right from the list and video. Or you may go out to Las Vegas and we will give you a tour of the properties you are interested in.

Upon submission of your bid, you will be asked by the VA to deposit into escrow $500 to be credited toward the purchase of the property while the VA processes your paper work. Approximately 4-6 weeks after that you will receive a call from escrow to sign the loan documents and submit the funds to close.

If you choose to hold your property as a rental, Abercrombie has negotiated preferred pricing with a Nevada property management firm. The size of our network of investors and properties gives our investors savings on leasing fees, monthly management fees and maintenance costs.

Abercrombie Investment Corp. is paid a commission, as the broker in these transactions (in cooperation with its Nevada broker). The commission is paid by the VA at the close of escrow. There is NO COST to the investor to use Abercrombie Investment Corp.
